Here's A "real" Nut To Crack!

Hi Guys,
I make my living by creating audio content for websites using RealAudio. I've recently been pulling my hair out in attempting something new.

I'd like to be able to create a voice-over tour of a website, similar to the one here:

I'm asking for help. I don't know where else to turn. Could you please tell me how this was done? I tried to do something similar, but my page takes FOREVER to load. How can I get my page to load as quickly as the above mentioned site? What am I doing wrong? EVERYONE tells me my page takes more than 2 minutes to load, I guess because of the audio file.
